Construction permit
This is their fees for CONSTRUCTION PERMIT in Almeria Verde Pangasinan-

Construction bond from 40K to 100k
Processing Fee from 10k to 15k

My question is, this 50 to 60 percent increase on their fees is reasonable amid the crisis/pandemic that we are into at moment.
In their webpage it says, "Building Dreams" yeah they will help you "build a dream" but "not a house"

Contact nos.
Tried to call thier office but all the contact nos. in thier website is not working. Very poor customer service. Pag nabayaran mo na ang lote. Indi ka na aasikasuhin. Malaki pa ang magagastos mo sa pagkuha ng construction permit sa kanila. You need 100k para sa cash bond. From 50k tinaas nila ng 100k sa kabila ng pandemya imbes na tulungan nila ang mga clients nila lalo nilang pinapahiran, processing fee from 10k to 15k 50% percent ang itinaas kahit pandemic alam nila na hirap ang mga tao doble ang tinaas nila sa fees. Think twicw before buying from this company.

Cancelled Unit
I purchased a unit in one of their towers in Tagaytay, The Splendido II. Due to unforseen situation I wasn’ t able to continue the payment. I was paying the unit for 2years and yes I am entitled to refund atleast 50% of what I paid for. The agony starts when they let me wait for someone to respond to all my queries. I started to claim for a refund month of February, 2020. I am working overseas and all of my payments were logged in their Dubai office. Now, the claim was issued, I just don’t understand why Manila and Dubai payments are not tallied or snyching? They are using one system i supposed? How come such a big company have an disorganize system and employees too? They kept me waiting, waiting and waiting. Understood that im unlucky as pandemic also add to this waiting which is I totally understand. Now, they are back at work. March 10th was their last reply and only 27th of May I got an answer on my claims. To cut the story short, still the payments are not in sync, and keeps on bouncing back to Manila and Dubai. Seriously? and now when I am writing this, i still don’t have a clarity on the total payments as if it keeps on changing. I sent all my receipts for those not available in the ledger. I am so disappointed. Before when they were selling, they were so good and available like 24/7. Now, you need to chase for an answer. It will really test your patience to wait.
I can say that there is no perfect company, but atleast remain their integrity and show some compassion.
Never heard of 12%marketing fee in the terms and conditions, but still they will deduct this when you cancelled your unit. I hope that if you are reading this and plan to buy. Think twice!

Do not buy from this company!
Bought a lot from this company 10 years ago, until now there is no clubhouse, no water, no electricity. No one can even give me any timeframe kung kelan maayos lahat. Magaling lang pag nagbebenta, pag bayad na wala na sila pakialam sa iyo.

Reklamo nyo po sa DHSUD. I also entered into a CTS with them, fully paid ko na, hindi pa rin ayos title, more than 2 yrs na ako waiting, wala rin concrete sagot and wala na nagrereply sa inquiry ko. Hindi pa nakapangalan sa name nila yung mother title. ???? Wala pa rin aksyon. ????

Brand new condo, toilets x 2 not working after a couple days and refused to replace them citing I signed off at checking in - Splendido project

Foreign investors, be warned! Sta Lucia is quick only in getting your money. Once they do, you will wait months or years to even get the Absolute Deed of Sale signed by the smog owners. You will spend tons of money sending documents which they ask for one at a time, and 10 times that on overseas calls that gets nowhere as they are adept at dodging and giving the run around.
I was assured that papers will be processed locally but once they got the money, I was told everything has to be processed in Manila. They are so disorganized that they will make your representative go back to Manila several times. (It was expensive but most of all very inconvenient and risky for my brother who have to use his vacation hours waiting in their office for hours on end).
Their practice is also highly deceptive. I paid the principal upfront as well as the 10% tax, but they never disclosed that for them to sign the contract and process your paper as promised, they will want another extra 6.5%. As per the latest published rates by the Philippine government, notarization, documentation stamp etc totals to 3 % at most. I understand the company will try to recoup their expenses processing the paper but tripling the amount is unconscionable and plain greedy. I have asked for a breakdown of the 6.5 % but they refused to grant me that information. I have every right to know what I am paying for but all I was told was that it was company policy not to do so.
I can wax on and on about this nightmare of what I thought was a good investment. But there are just too many to mention.
I am at their mercy, I play by their rules, their every whim without choice (the buyer!). As of the writing of this review, I just stayed up till 3am trying to get hold of a manager that did not have the courtesy to speak with me after telling me to call back after 30 minutes multiple times. All I wanted to know is when they will sign the deed of Sale (Somebody help!)
Do take my advice and invest somewhere else- somewhere where the law and your rights are not trampled upon by the caprice of the monied few.

MEADOWOOD EXECUTIVE VILLAGE IN BACOOR CAVITE ARE NOW BECOME LOW COST HOUSING DUE TO APPROVAL OF SLRDI (AS PER SLRDI ENGR ) TO BUILD A NEW MEADOWOOD RESIDENCE SUBDIVISION INSIDE THE EXECUTIVE VILLAGE PHASE 4C USING ALL AMENITIES LIKE ROADS, WATER, DRAINAGES & OTHERS. PLEASE INVESTIGATE & PENALIZED THIS ACTION OF SOME OF YOUR STAFF. WE NEED SLRDI OFFICIAL STATEMENTS ON THIS ISSUE BEFORE WE COMPLAIN THIS MATTER TO HLURB.
